Buildings and Maintenance Project Manager - Vista Prairie Communities - Redwood Falls, MN

The Buildings and Maintenance Project Manager is responsible for the overall management of repair/replacement and preventative maintenance programs, sanitation, housekeeping and ensuring that all buildings and equipment comply with regulations established by Federal, State, OSHA and Local authorities. They are responsible for ensuring a safe and secure physical environment for residents and staff across all facilities of the organization. This position will be based in Redwood Falls, MN, has no direct reports, and will report directly to the Director of Housing and Community Development.


RESPONSIBILITIES


  • Must have a working knowledge of applicable regulations and standards including, Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), Hazardous Material Regulations (HAZMAT) and the State Health Department.

  • Must have knowledge and understanding of MSDS fact sheets.

  • Consults with and makes recommendations to Community Maintenance Directors that affect normal building operation.

  • Able to perform and train others to perform, routine inspections of work areas keeping inspection reports and ability to discuss issues with employees paying special attention to detail and problem areas.

  • Ability to read and understand blue prints, schematics, manuals and guides.

  • Must have experience creating/ working within a budget.

  • Develops and monitors budget allocations, expenditures, fund balances and related financial activities for the purpose of ensuring that allocations are accurate, revenues are recorded, expenses are within budget limits and/or fiscal practices are followed.

  • Must have the ability to create project plans for each community should they not be in compliance with regulations. Planning for future development in line with strategic business objectives

  • Checking that agreed work by staff or contractors has been completed satisfactorily and following up on any deficiencies

  • Responding appropriately to emergencies or urgent issues as they arise and dealing with the consequences

  • Ability to provide written reports as requested to summarize scope of work.

  • Must be able to read, write and speak English.

  • Excellent written and verbal communication skills.

  • Comfortable with working with computers for communication and research.

QUALIFICATIONS


  • Degree from an accredited technical school, college or university in Engineering, Building Operations or related field or equivalent experience.

  • Must possess or be willing to acquire a class C or higher boiler’s license and have experience with electrical, plumbing, building and equipment repair.

  • Must receive a “not disqualified” criminal background result from Department of Human Services and may not be on the OIG exclusions list.

  • Travel required to all communities in Minnesota and Iowa, up to 50% time.
