Purpose of Role :


To assist the Estates Management Team in delivering a customer focussed cost effective and efficient Estates Service. This includes Planned Maintenance, Reactive Maintenance and other Estates Services as required in order to meet its contractual and legal obligations.


Key Objectives of the Role :


- Organise and Manage directly employed staff and specialist subcontractors, to ensure efficient and effective execution of planned and reactive maintenance.
- Assist in the recruitment, selection and ongoing development of personnel, ensuring induction and appropriate training is delivered.
- Take an active role in communications, undertaking job chats, team talks etc.
- Ensure all staff work in accordance with Work Instructions, Safe Working Practices and Method Statements ensuring relevant paperwork is completed in an accurate timely manner.
- Ensure reactive tasks are responded to within the requirement of the service level specification.
- Ensure planned tasks are undertaken in accordance with the maintenance plan.
- Manage minor improvement works.
- Maintain stock control systems.
- Maintain the cleanliness of plant rooms, workshops and storage areas.
- Work safely, ensuring the safety and well being of yourself, colleagues, customers and visitors.

Reports to – New Works / Lifecycle Manager


  • Responsible for scoping, costing (with Quantity Surveyor support) and project managing life cycle replacement and client generated project works.

  • Responsible for the delivery on time and within budget of project works including pre-start meetings, health and safety, programme and snagging for a variety of project types including mechanical and electrical, building re-stacks and minor works.

  • Initiate, co-ordinate and implement inductions, team talks, toolbox talks and supplier reviews with sub-contractors.

  • Monitor suppliers to ensure compliance with client and Carillion health and safety processes and procedures including CDM regulations.

  • Prepare, plan and co-ordinate all activities associated with disruptions arising from project works including liaison with the client and all related parties.

  • Appoint and manage suitable contractors and/or manage self-perform operatives to deliver the site works.

  • Ensure all project opportunities are assessed for commercial and safety risks and priced accordingly.

  • Identify assets, plant and equipment that require lifecycle replacement and forward details to the Lifecycle Manager.

  • Assist in maintaining statutory compliance of assets, systems, processes and working environments

  • Display a sound knowledge of the contract requirements relevant to the services managed

  • Provide technical advice and support to directly employed staff.

  • Maintain regular, positive and productive communication with site users.

  • Undertake any other reasonable tasks that may arise from time to time as required

Experience, Qualifications and Training


Essential:Minimum of HNC or equivalent in an electrical/mechanical/building services engineering discipline


Minimum of 5 years experience in a similar project management role


Excellent team working and problem solving capabilities


Excellent communication and customer care skills


Must be capable of fully satisfying the Client security clearance minimum requirements for SC level


Proficient in Microsoft packages, including word, excel and outlook


Desirable:


Experience of managing simultaneous multi-discipline projects in a critical environment


At least 10 – 15 years of suitable multi-discipline M&E experience in lieu of training


Experience of CAFM systems


IOSH Managing Safely qualification.


Recent work experience in a MOD environment or equivalent and compliance with Safe Systems of Work (JSP 375, Vol 3).


Ability to use Asta Powerproject.
